Rockwood Mall Changes Hands: What the $90 Million Sale Means for Our
Community
After years of speculation, the future of Rockwood Mall is becoming
clearer. The long-standing shopping centre at Dixie and Burnhamthorpe has
officially been sold to BGO for an estimated $90 million.
The deal represents a major step for one of Mississauga’s most well-known
retail hubs, and it raises questions about what comes next for both shoppers
and the surrounding community.
Who is BGO?
BGO, short for Bentall Green Oak, is an international investment and real
estate management company. The firm purchased Rockwood Mall on behalf of its Prime
Canadian Property Strategy, a fund with more than 40 years of experience in
delivering steady, low-risk returns for institutional investors like pension
funds.
For residents, this means Rockwood Mall is now backed by a group with
deep resources and long-term vision. Their stated goal is to improve the
plaza’s performance through capital upgrades, better tenant engagement, and
strategic leasing. In other words, they want to make the mall more attractive
for both businesses and shoppers.
What Changes Could We See?
According to BGO, there are opportunities to “reposition” parts of the
centre and bring in new tenancies. While no specific retailers have been
announced, this could mean a refreshed mix of shops, services, and dining
options. Those who have lived in
Rockwood for many years will recall that Eaton’s was the original anchor store.
Capital improvements including upgrades to the building, parking, and
public spaces are also on the horizon. Councillor Fonseca has been in
discussions to ensure that removal of the trailers and trucks currently in the
parking lot are a priority. These investments would not only enhance the
shopping experience but also help ensure that Rockwood remains competitive with
other retail centres across Mississauga.
Long-Term Redevelopment Potential
While the immediate plan focuses on improvements, the sale does raise the
question of long-term redevelopment. Rockwood Mall occupies nearly 24 acres
of land in central Mississauga, a location with favorable zoning that makes
it a prime candidate for future intensification.
In fact, City Council’s 2020 approval of the “Reimagine the Mall” (LINK) plan paved the way for higher density and mixed-use
redevelopment of mall sites across the city. This could mean more housing,
public spaces, and community amenities added to what is now primarily a retail
property.
However, BGO has signaled that major redevelopment is unlikely for at
least 10 years. That gives the community time to prepare for potential
changes while continuing to enjoy Rockwood Mall in its current form.
Why This Matters to Our Neighbourhood
For many local residents, Rockwood Mall is more than just a shopping
centre. It’s a place to gather, grab a coffee, pick up groceries, and run into
neighbours. With new ownership, there is hope that the mall can be revitalized
in ways that strengthen its role as a community hub.
At the same time, the possibility of long-term redevelopment will spark
important conversations about the future of our neighbourhood particularly
around housing, traffic, and maintaining a balance between retail and
residential needs.

For now, the focus will be on strengthening Rockwood Mall as a retail
and community destination. Shoppers may begin to notice updates over the
next few years as BGO rolls out its improvement strategy.
